We designed this with Filipino entrepreneurs, freelancers, and everyday renters in mind. You can use it for residential or commercial leases, and edit the fields based on your actual setup.
What This Template Covers:
This isn’t a generic download. It reflects the most common lease setups in the Philippines, with sections you can easily fill in or adjust. It includes:
- Lessor and Lessee Information
Simple sections for names, civil status, and address—so both parties are clearly identified. - Property Details
Choose between house, apartment/unit, lot, or other. Add the full address and any specific descriptions needed. - Lease Duration
Set clear start and end dates. There’s also a clause for early termination with required notice period. - Monthly Rent and Payment Setup
Fill in the monthly amount, due date, and payment method (GCash, bank transfer, etc.) - Deposit and Advance Payment
Includes space to input how many months’ security deposit and whether one month advance applies. - Allowed Uses and Subleasing
Choose between residential or commercial use, with an option to specify the business type. Also includes a restriction on subleasing without permission. - Utilities and Repairs
Clearly outlines that the lessee pays utilities, handles daily upkeep, while the lessor is responsible for major repairs. - Termination Clause
Gives both parties the right to end the lease early, provided a written notice is given in advance. - Violation Clause
Protects both parties in case of breach of contract. - Additional Terms
Select options like:- Pets allowed or not
- Parking inclusion
- Maximum number of occupants
- Space for any extra conditions (e.g., curfew hours, noise policies)

Verbal agreements lead to misunderstandings. A written lease gives both sides a fair, clear reference for what was agreed on.
